I've been in this business for more than 30 years, and there's something about the traditional brokerage model that has never made much sense to me.The agent finds the clients.The agent builds the relationships.The agent develops the reputation.The agent wins the listing.The agent negotiates the transaction.The agent generates the revenue.And then, strangely enough, we're often told the agent's job is also to build the brokerage's brand.

I think the agent should be the hero.

At McDonald & Associates Realty, our name will appear where it needs to appear.But I don't want your clients remembering my name instead of yours.I want them remembering you.Your name.Your expertise.Your reputation.Your database.Your relationships.Your business.Because if you're going to spend the next 10 or 20 years building something, I think you ought to be building an asset that belongs to you.

Your brokerage should be the infrastructure behind your business—not the business you're working to build.

Independence Is Great. Until You're Really On Your Own.

There's another side to the virtual brokerage model that doesn't get talked about enough.Low overhead is great.Keeping more of your commission is great.Working from wherever you want is great.Right up until you're sitting in your car at 7:30 at night with a transaction that's beginning to unravel and you need an answer from someone who's actually seen this problem before.Sometimes you don't need another training video.You don't need to post a question in a Facebook group and wait for 17 different opinions.And you certainly don't need a support ticket.

Sometimes you need a broker.

When was the last time your broker returned your call the same day?

I've spent more than 30 years in real estate and negotiation.That doesn't mean I've seen everything.But I've seen a lot.And one of the things I want to preserve as we grow McDonald & Associates Realty is something our agents should be able to count on:

And this is where I think most brokerages miss the point.Because you could have the best broker in Texas......and if you don't have enough people to sell houses to, you've still got a problem.

I deliberately waited to answer that question.Because if the only question you're asking when choosing a brokerage is whether one company charges $495 and another charges $675 on a $10,000 commission, we're probably not the brokerage you're looking for.We're not trying to be the cheapest brokerage in Texas.

We're trying to be one of the best values for a productive independent agent.

Our proposed structure for Houston-area agents is simple:

$675 per closed transaction

$29 monthly office fee

And the $29 office fee is waived in any month you have a closing.

Optional marketing and business-building services are exactly that:Optional.Use them when they make sense for your business.Don't when they don't.I'd much rather have an agent voluntarily spend $200 with us because a service helps generate business than force every agent to pay $200 for something half of them never use.


This Probably Isn't Your First Brokerage.

And that's okay.In fact, we're not building this for everybody.If you're looking for someone to teach you Real Estate 101, there are brokerages with excellent training programs designed specifically for that.If your primary goal is finding the absolute lowest transaction fee available anywhere in Texas, there are companies built around that too.That's not what we're trying to build.

We're building this for the agent who already knows how to sell real estate—but wants to build a better real estate business.
